Dunlop: The Affordable Suburb Outperforming All Its Neighbours

Dunlop recorded a 9.4 per cent median house price rise in the twelve months to June 2026, lifting its median to $712,000 and outpacing every other suburb in the Belconnen corridor.

Public servants on steady salaries have driven demand in the north-west corridor where vacancy rates sit below 1 per cent and auction clearance rates hover around 65 per cent. The ACT median house price stands at $835,000, making Dunlop one of the few pockets still under that benchmark and within reach of first-home buyers using the ACT Government’s shared equity scheme.

Buyers cite proximity to the Belconnen Town Centre and the new Gungahlin to City light-rail extension now under construction along the Barton Highway corridor. The suburb also sits minutes from the Westfield Belconnen shopping complex and the Belconnen Community Centre, where weekly programs for young families have increased foot traffic.

CoreLogic data released on 2 July showed Dunlop’s year-on-year growth at 9.4 per cent compared with 6.1 per cent in neighbouring Charnwood and 4.8 per cent in Fraser. Median rents reached $620 a week, up $45 since January, with listings turning over in an average of 18 days.

Transport and schooling add to the edge

Parents point to enrolment zones for Kingsford Smith School and the upcoming expansion of the University of Canberra’s Bruce campus as long-term anchors. The suburb’s northern edge backs onto the Dunlop Grasslands Reserve, a draw for buyers seeking open space without leaving the 20-minute commute to Civic.

Local agents advise buyers to inspect properties on streets such as Dunlop Circuit and Moynihan Crescent before the spring selling season begins in August. Those considering an offer should confirm eligibility for the ACT First Home Owner Grant before contracts are exchanged, as the $7,000 payment remains available for established homes under $750,000.
